Reserve your lot with a $1,000 fully refundable deposit. By selecting your lot on our website and clicking “Reserve My Lot.” You’ll sign the online reservation agreement and send your deposit. Once we receive your agreement and deposit, we’ll confirm your reservation for up to 30 days. During this time, you can review documents, ask questions, and inspect the property. If you decide not to move forward within 30 days, your deposit is refunded 100% — no questions asked.
Sign the Purchase Agreement and Property Owners Association (POA) agreement, pay your down payment, and start monthly payments. All payments are securely held in our U.S. trust account until the lot is recorded in the Mexican public registry and title can be transferred to you. If the seller cannot transfer title within 12 months, you will be notified and your down payment and monthly payments will be refunded in full.
When your lot is recorded, we’ll create a Fideicomiso (bank trust) or Mexican corporation to hold your title in your name.
A Fideicomiso is a bank trust that allows Americans and other foreigners to safely own property in Mexico, especially in the restricted zone. Hundreds of thousands already use this method, making it one of the most popular ways for expats and investors to secure their titles. However, it can be slower to set up, has higher annual bank fees (around $700 or more), and adds extra steps and taxes when transferring or selling the property.
In Mexico, you can form a corporation with just two shareholders — even if both are U.S. citizens or LLCs — and have full rights to buy, sell, build, or rent property just like a Mexican citizen. It’s a faster option (around 60 days), with lower annual taxes and compliance costs (about $400 vs $700+ for a fideicomiso). Normally this involves a lot of paperwork, but we handle it all for you, making it an easy, long‑term way to own and manage Mexican real estate.
